Set up your company in Dubai weeks, not months

An alliance, not a middleman

Many Emirates structures are set up well and held together badly: the company exists, but no one has reviewed the effects it produces where the partner resides. First we analyse the starting point; then we execute on the ground with our partner in Dubai.

What we sort out

Two routes, the same rigour

Almost every case comes through one of these two doors, and very often they end up being the same operation.

01 Residence and company

Moving to and operating from the Emirates

Setting up the company is the easy part. What decides whether it holds up is how you leave Spain or Andorra, what stays behind and which obligations remain alive after the move.

What we sort out
  • Choice of vehicle: mainland or free zone, according to the real activity
  • Incorporation, licence, Emirates ID and residence visa
  • Effective break of ties with the country of origin, and certificates
  • Double tax treaties, tax transparency and substance
  • Bank account opening and source-of-funds file
  • Accounting, corporate tax and VAT once up and running
02 Main route to the Golden Visa

Buying property in Dubai

Property investment is today the most common route to the ten-year Golden Visa. It is also where the most deals are signed badly: off-plan, with an unchecked developer, or with an ownership setup that later complicates residence and taxation.

We are not a real estate agency and we do not take a commission from the seller. We review the deal from the buyer's side.

What we review
  • That the property and the area qualify for the property route to the visa
  • Developer, licence, escrow account and project status if off-plan
  • Purchase contract, deadlines, penalties and handover
  • Title, charges and mortgage, and their effect on the application
  • In whose name you buy: individual, Emirati company or foreign vehicle
  • Tax cost in Spain or Andorra: income, wealth and reporting forms
  • Source of funds and transfer without banking blocks

The thresholds and conditions of the Golden Visa —minimum value, mortgaged or off-plan properties, eligible areas— are set by the Emirati authorities and change frequently. We confirm the applicable regime in writing before you sign anything.

How we work

Four phases, in this order

Incorporating or buying before analysing is the most frequent cause of structures that later have to be unwound.

01

Diagnosis

Residence, wealth, flows and intermediaries. We come out with a risk map and the options actually available.

02

Design

Compared alternatives, cost, timelines and what it takes to hold up. You decide with figures in front of you.

03

Implementation

Company, property, visas and banking in Dubai, while we tidy up in parallel what remains in Spain or Andorra.

04

Maintenance

Filings and renewals in the Emirates, and a review that the structure still matches your reality.

Other services

Each engagement is defined after the diagnosis. These are the usual lines of work.

Corporate

Incorporation and choice of vehicle

Mainland or free zone, licensed activity, shareholders and management, according to the real business and where the profit will be taxed.

Tax

Tax residence and relocation

Exit and arrival: effective break of ties, conflict criteria, certificates and pending obligations in the country of origin.

Tax

International structures

Holding, subsidiaries and intra-group flows, reviewing tax transparency, substance and transfer pricing.

Digital assets

Crypto-assets and digital models

Regulatory fit of exchanges, custody and DeFi; tracing; consistency between the Emirati and European frameworks.

Banking

Banking and compliance

Onboarding file, evidence of source of funds and wealth, beneficial ownership and anti-money-laundering.

Wealth

Property and succession

Ownership, leasing, sale and transfer of the Emirati property, including the law applicable to inheritance.

What we will not propose to you

We would rather say it before the first meeting than after the first inspection.

  • Structures that only work if no one looks at them
  • Residence changes on paper, with no real relocation
  • Purchases closed to meet the visa deadline, without reviewing developer or contract
  • Promises of a specific tax outcome before seeing your situation

Frequently asked questions

Does any property purchase give the right to the Golden Visa?

No. There is a minimum investment value and conditions on the type of property, the area, the title and the mortgage or construction status. The rules have been amended several times in recent years, including in 2026, and not everything circulating on property portals is up to date. We confirm the applicable regime in writing before you sign.

Can I buy off-plan or with a mortgage and still qualify for the visa?

Under certain conditions yes, and the criteria have been relaxed, but it depends on the certified valuation, the developer and the bank's agreement. It is one of the first things we check, because it conditions the whole timeline.

Does the Golden Visa make me a tax resident of the Emirates?

Not on its own. The visa is a residence permit; tax residence depends on where your presence, your centre of interests and your family really are, and on what the rules of the country you are leaving say. They are different analyses and both must be done.

Does setting up a company in Dubai detach me from Spain or Andorra?

No. Appearing as a shareholder of an Emirati company does not change your tax residence or your reporting obligations. That is why the diagnosis comes before incorporation.

How is the work billed?

The diagnosis is quoted as a fixed fee. Implementation, by milestones, separating fees from taxes and third-party costs. Annual maintenance is contracted separately.
